What Is the Preventative Maintenance Program?
The Preventative Maintenance Program (PMP 360) is an optional paid add-on for ACME-managed properties. Enrolling in PMP means your property receives a deeper monthly visit from your Owner Manager — going beyond our standard Home Visit Optimization (HVO) to include hands-on maintenance tasks, systems checks, and a documented condition report.
Think of PMP as proactive care for your investment. We catch small problems before they become expensive repairs, reduce wear on your systems, and give you a detailed record of your property's condition every single month.
What's Included in Each Visit
- Full interior walkthrough and condition check
- HVAC filter inspection and replacement (filters billed at cost)
- Smoke and CO detector battery check
- Minor repairs included: tightening fixtures, replacing light bulbs, adjusting hardware
- Exterior check: doors, windows, entry points, any visible wear
- Inventory confirmation: linens, kitchen supplies, guest amenities
- Loom video summary sent to you within 24 hours of each visit
- Written condition report with photos of any items noted

PMP is priced based on your property's size and market. Typical range: $59–$119/month.

How Visits Are Scheduled
PMP visits are automatically scheduled around the 15th of each month. Your Owner Manager coordinates timing to avoid conflicts with guest reservations — you don't need to do anything. It happens automatically as part of your management service.
What You Receive After Each Visit
Within 24 hours of your PMP visit, you'll receive:
- A Loom video walkthrough from your Owner Manager
- A written summary of what was inspected and any items noted
- A list of any recommended repairs or items to monitor

Every property receives one or the other — you cannot be enrolled in both simultaneously.
